Preston Hollow Real Estate Guide

By Natalie Hatchett, Compass

Preston Hollow is Dallas’s estate neighborhood — a leafy stretch of North Dallas where circular drives, gated entries, and acre-plus lots have drawn business leaders, athletes, and public figures for generations. It offers the privacy and scale the Park Cities cannot, with quick access to the Dallas North Tollway, NorthPark Center, and the city’s premier private schools.

What living here is like

Preston Hollow trades the walkable town-center feel of the Park Cities for space and seclusion. Streets like Strait Lane and Park Lane carry some of the largest residential lots in the city, often behind mature hedges and gates, and the neighborhood’s reputation as home to Dallas’s most prominent families is well earned. Yet it remains genuinely convenient: NorthPark Center, Preston Center, and the Tollway put the whole city within easy reach.

The area is quieter and more private than almost anywhere else inside the loop — buyers who want acreage, tennis courts, or room for a significant build typically start their search here.

Sub-neighborhoods to know

The Preston Hollow core and Strait Lane corridor hold the marquee estates. Preston Hollow North and Russwood Acres offer large lots with a somewhat softer entry point, and many streets there have seen substantial new construction. Farther north, Northwood Hills and Melshire Estates deliver mid-century ranches on generous lots that have become one of North Dallas’s most active renovation and rebuild markets.

Schools

Preston Hollow sits at the center of Dallas’s private-school corridor: St. Mark’s School of Texas and The Hockaday School are both in or beside the neighborhood, and several other leading independent schools are minutes away. That concentration is a major driver of demand for families choosing between Preston Hollow and the Park Cities.
