Lake Highlands Real Estate Guide

By Natalie Hatchett, Compass

Lake Highlands sits just north of White Rock Lake in Northeast Dallas — a family-first neighborhood of mid-century ranches on generous, tree-shaded lots, with lake trails, parks, and a strong sense of community. It offers more space and a gentler price of entry than Lakewood or the Park Cities while staying fifteen minutes from downtown.

What living here is like

Lake Highlands feels like a classic hometown neighborhood inside a big city. White Rock Lake and its trail system sit at the southern edge, Flag Pole Hill offers some of the best open green space in Dallas, and neighbors turn out for youth sports, school events, and the long-running Fourth of July parade.

Lake Highlands Town Center, anchored by its own DART rail station, has added restaurants and newer housing options, while quick access to Central Expressway, LBJ, and Northwest Highway keeps commutes downtown, to Richardson, and to the Telecom Corridor manageable.

The housing stock

Most single-family homes here date from the 1950s through the 1970s: brick ranches and mid-century designs on larger lots than you will find closer to the core. Many have been thoughtfully updated, and streets near the lake and Flag Pole Hill have seen a steady flow of significant remodels and new construction.

The ZIP-level numbers mix in a meaningful share of condos, townhomes, and apartment-style properties — especially in 75231 and 75243 — so median list prices across the area run well below what a renovated single-family home actually commands. Reading the market here means looking street by street.

Schools

Unusually for a Dallas neighborhood, most of Lake Highlands is served by Richardson ISD rather than Dallas ISD, with Lake Highlands High School at the center of community life. That school connection is a big part of why families who move here tend to stay for decades.
